International Property Hunter was created to provide property buyers with a place to turn to should they wish to receive the help of a real estate agent whose focus is on the buyer's experience. Buyers will be able to make an informed decision on what is for most people, the biggest financial transaction they will make.
My office is a safe space where open dialogue and transparency is encouraged, as the fear of a conflict of interest is of no concern since there is absolutely no direct link to sellers or property listings.
Buyers often feel they are pushed to make a quick decision and therefore it's important they have a neutral environment where to go to receive advice about the local property market and if needed specific properties (weighing the pros and cons).
Yes. All real-estate agents need to have a carte professionnelle (french real-estate license) to be able to practice in France and they also need professional insurance.

There are many buyers who have found the property they are interested in purchasing before they have even heard about me and the services I provide. Despite already having found the property of their dreams, they still want support on topics they are unfamiliar with.
My core value is to be accessible to all property buyers and this is why I have put in place a service that still allows these buyer types to access the advice / support they need irrespective of where they are in their journey.

For reference, I use the terms Buyers agent, Property Hunter and Property finder interchangeably.
A Buyers Agent is a real estate professionals who is mandated by a buyer to find a property on their behalf with very specific requirement. All terms are outlined in a search agreement.
Just as listing agents will manage the entire sale process of a property for their client, buyer agents will coordinate the searching, evaluating, negotiating and purchase process for their buyer client.
A Buyers Agent has access to all properties- they are able to consult as many listing agents (traditional agents), other real estate professionals and private sellers as needed in order to find the ideal property.
Why choose to work with a buyers agent?

My added value as your property hunter ...
If you have already started your search or attempted to start to search for a property, you will already be familiar with the fact that its extremely exhausting, especially since the location of a property is very often not communicated in advance in France. There is good reason why agents are reluctant to provide a property's location (there have been instances when buyers have gone directly to the seller, trying to cut an agent out of a deal); however, this often means a lot of time and energy is spent visiting properties which you may have said "no" to instantly, had you been given its location prior to the visit. The "search" stage is known for being one of the most stressful stages simply because it is so time consuming. As your agent, I take care of all the leg work and only present the properties which meet your requirements.
Once the property is found, I help write the official offer and present you with a negotiation strategy (if there is room to negotiate). My added value is that I am familiar with the local property market (I've now been in Toulouse for 18 years) and can help advise you on where to begin your negotiation or not should the asking price be in line with the current market.
When your offer is accepted, my role is tocontinue to inform you about each step and to ensure the process continues to go as smoothly as possible - uncomplicating the complicated. I stay at your side until the deed signature "l'acte authentique" which takes place at the notary office.

I can intervene at any point, which means you can feel confident to take the lead when you want. In other words, you're in control of your journey, I just step in moments of difficultly.

The fee will be communicated to you once the project is discussed and there is a clear understanding of your requirements.
The fee is calculated on:
- the difficulty of the search (criteria)
- location (search area)
- level of exclusively you want of your property hunter - Do you want a property hunter only working for you?
The fee is NOT a % of a property's value. I prefer to remove any links between the property a client is interested in purchasing and my services. A fixed fee will be communicated to you once your project has been assessed.

The fee will always be clearly written in the contract "Mandat de Recherche Exclusif" which both parties need to sign in order to validate the mission. As mentioned, Property Hunting fee is only due once the buyer signs the final act "l'acte authentique" at the notary office.
