Toulouse is a dynamic, beautiful, well positioned city with easy access to the Pyrenees, the Atlantic, the Mediterranean, as well as Spain being just on your doorstep. Fast forward 15+ years and I am still in love with Toulouse - I got married here, had my children here and created my company here.
I am often asked, why a property hunter predominantly for the international community? It's a long story and if you ever want to know the “long version” I'll happily tell you over a cup of coffee - but I’ll try and keep it short.
As a child, I moved around A LOT. My father’s job gave us the opportunity to live in different countries and experience many cultures which I am forever grateful for. Even though we thoroughly enjoyed every second of every adventure we went on, my mother always felt it was important to make sure we felt at home wherever we lived. The house always had to fit us as a family - the layout, size, character, garden, close to our schools, activities, transport, amenities, etc. She would then work her magic and transform the interior into a piece of art.
As individuals we often identify with a particular country, culture, nationality - it is usually where we grew up, where our childhood friends are, where most of our family still live … For me, my roots are not linked to a particular town, country or nationality - it has always been family and our home. It is because of this that house hunting is so dear to me. The house will become the home that will become the roots for other families like mine. It’s where they will make memories that will last a lifetime. Their special place. Their roots in France.

A property finder/hunter is a real estate professional who is mandated by a buyer or future tenant to find a property on their behalf with very specific requirement. All terms are outlined in a search contract.
Just as listing agents will manage the entire sale process of a property for their client, property finders will coordinate the searching, evaluating, negotiating and purchase process (in the case of a purchase mission) for their client.
Exclusive property finders/hunters have access to all properties- they are able to consult as many listing agents (traditional agents), other real estate professionals and private sellers as needed in order to find the ideal property.

My added value as your property finder/hunter in the case of a property purchase project
If you have already started your search or attempted to start to search for a property, you will already be familiar with the fact that its extremely exhausting, especially since the location of a property is very often not communicated in advance in France. There is good reason why agents are reluctant to provide a property's location (there have been instances when buyers have gone directly to the seller, trying to cut an agent out of a deal); however, this often means a lot of time and energy is spent visiting properties which you may have said "no" to instantly, had you been given its location prior to the visit. The "search" stage is known for being one of the most stressful stages simply because it is so time consuming. As your agent, I take care of all the leg work and only present the properties which meet your requirements.
Once the property is found, I help write the official offer and present you with a negotiation strategy (if there is room to negotiate). My added value is that I am familiar with the local property market (I've now been in Toulouse for 18 years) and can help advise you on where to begin your negotiation or not should the asking price be in line with the current market.
When your offer is accepted, my role is to continue to inform you about each step and to ensure the process continues to go as smoothly as possible - uncomplicating the complicated. I stay at your side until the deed signature "l'acte authentique" which takes place at the notary office.

I'll help you with your tenant's file and just as in my purchase missions, I search though all rental properties on the market so you do not have to. Rental searches can be exhausting and if you are aware of the french rental market, it is complex. Having a property finder/hunter at your side, helping you navigate the admininstrative side as well as helping with phone calls and visits can be extremely useful.
International Property Hunter was created to provide property buyers with a place to turn to should they wish to receive the help of a real estate agent whose focus is on the buyer's experience. Buyers will be able to make an informed decision on what is for most people, the biggest financial transaction they will make.
My office is a safe space where open dialogue and transparency is encouraged, as the fear of a conflict of interest is of no concern since there is absolutely no direct link to sellers or property listings.
