2026 Fees
Property Hunting to purchase a property. Payment is only due at the time you sign the final act
Under the French Hoguet Law of January 2, 1970, no real estate agent, property hunter, or professional involved in property transactions may receive compensation if a sale does not occur.
In line with this regulation, my property hunting services—exclusively tailored for buyers—are only payable upon the successful completion of the transaction, at the signing of the final deed (“l’acte authentique de vente”) at the notary’s office. This fee applies solely to the property search service.
2026 Fee Structure
The exact fee will be communicated following an initial consultation, once your project has been discussed and your specific requirements are clearly understood.
Fees are calculated based on the following factors:
- The complexity of your search (criteria and constraints)
- The geographic area to be covered
- The desired level of exclusivity—for example, whether you would like a dedicated property hunter working solely on your behalf
Please note that my fee is not based on a percentage of the property's purchase price. I intentionally decouple my compensation from the transaction value to maintain full objectivity and prioritize your best interests. A fixed fee will be proposed after a thorough evaluation of your project.
That said, if you prefer a percentage-based fee structure, I remain flexible and open to that arrangement.
Starting Fee
Property hunting service start at €4,700 including tax (TTC) for investment projects.
Please note that this fee is separate from any agency fees that may apply. However, should a partner agency be open to sharing commissions, I am also willing to explore that option.

On demand : Structural report (additional charge)
Rental Property Hunting. Payment is only due at the time you sign the final act
My property hunting service is only chargeable once the lease is signed.
2026 FEE : Equivalent to one month's rent, with a minimum of 1,100 euros TTC.

Buyers Support - à la carte
The fee will be communicated to you once your specific needs have been clearly identified. This service is available to all buyers' irrespective of where they currently are in the process.
